Downers Grove Village Council voted unanimously this week to authorize the construction of a new hotel and restaurant at the southeast corner of Ogden and Walnut avenues.
Holladay Properties, headquartered in South Bend, Indiana, has received approval to build a Woodspring Suites extended stay hotel and restaurant TBD at 2751-2761 Ogden Ave. The location is east of I-355 and south of the Illinois State Toll Highway Authority headquarters.
Council also approved the rezoning of the property to allow for a stormwater retention lot in its southeast corner. In addition, the restaurant could have a drive-thru lane.
A restaurant was under contract for the site, but it pulled out due to the COVID-19 pandemic, according to Duffey Phelps, vice president of hospitality for Holladay Properties.
“Our goal would be to have something more than a sit-down restaurant,” Phelps said at a board meeting this month. “We keep the flexibility because some fast-paced, laid-back places have now added drive-thru. We would prefer something that offers breakfast, lunch, and dinner. It’s just better convenience.”
Phelps also shared that Holladay Properties is in talks with the District of Downers Grove Park. The Park District is planning to build a Walnut Park Sports Center to the south of the hotel and restaurant.
“The Park District anticipates that the proposed developments at Walnut Park will primarily serve the residents of Downers Grove,” said Dawn Hartman, Director of Marketing and Community Engagement for the District of Downers Grove Park. “However, the site offers the possibility of hosting sports tournaments, exhibitions and special events that would support local tourism and complement the hotel and restaurant.”
Holladay Properties has received praise from Village Commissioners for its previous investment in Downers Grove, including as the developer and management company of the Burlington Station luxury apartments located at 5100 Forest Ave. which opened in 2018 near the Metra station. The company was also praised for its collaboration with the village and the park district.
“This could turn out to be another fine example of our cooperation with another tax body – in this case the park district,” village commissioner Rich Kulovany said this month. “These are two units working together to improve Downers Grove.”
Holladay Properties plans to begin construction in March 2022 and open the hotel by the end of the same year.
